We know that moving and getting settled in a new home can be a stressful process. Our goal is to help make your move, as well as your time with us, as stress-free as possible. We recognize that every tenant is unique, and our diverse inventory of rental properties allows us to find the best match for your current or future needs. We have a company wide commitment to maintain quality housing for our tenants, which is why our properties are inspected and maintained regularly and are in good condition.

Only after viewing the property you are interested in, please submit one rental application per adult, answer all the questions on the form and provide income documentation. The application can be found by selecting the property online and selecting “apply now”. If you do not have access to the internet you can contact one of our leasing staff and we can provide you with a written application. All persons 18 years and older living in the rental unit must complete and sign a separate rental application.

Each application must include:
• Income documentation
- copies of the two (2) most recent paycheck stubs
- tax returns (if self-employed)
- documents supporting recurring income from other sources
• A $50 non-refundable application fee
• Government issued ID card or passport
• Answers to all questions
• Signature from the applicant(s) (the online application allows you to sign electronically)

You may pay the application fee by online using credit or debit card, or with a cashier’s check or money order that you can bring with you upon dropping off your application. All checks are to be made payable to DeNike Realty and Property Management.

To qualify for a unit, the following items will be considered:
• Credit history
• Household income should be at least three times the monthly rent and must be verifiable
• Must have satisfactory rental references from at least two prior landlords or for at least the past two years. If you have ever been evicted or sued for any lease violation, we will reject your application
•The criminal background check is the last step in our screening process. If applicant meets all other criteria then we will perform a criminal background check. We will not approve applicants with the following information in their background screening:
– Crimes against children
– Violent or drug related felonies
– Felonies committed within the last 10 years, imprisonment for felonies within the last 5 years
– Crimes against landlords or rental properties
– Convictions or pleas to any crime involving metal theft, vandalizing properties, or otherwise damaging properties
– Arson convictions or pleas
• Incomplete applications may be rejected.

If your application is approved, a minimum deposit of equivalent to one month’s rent must be paid within 48 business hours to hold a property.

At the lease signing, please bring government-issued photo identification as well as your first month’s rent and pet fee if applicable which you can pay by cashier’s check, or money order form. The security deposit and first month’s rent must be paid in full prior to receiving the keys. Partial payments will not be accepted. All utilities must be scheduled for connection for the day you receive the keys to the property.


60-Days’ Notice: If you are planning to move and your lease has expired, in accordance with your rental agreement you are required to give 60 days’ written notice. Upon receipt of your notice, we will begin looking for a new tenant. Obviously, we will have to let prospective tenants see your home in order to rent it. We realize that this is an inconvenience, and we will make every effort to find a new tenant quickly with a minimum bother to you. If your notice is less than 60 days, you will still be responsible for the rent for 60 days or until the property is re-rented. If the property is re-rented during the 60 days for which you have paid rent, we will return that portion of your money.

There is often misunderstanding surrounding security deposits. A security deposit is a sum of money placed with the owner to illustrate the Tenants’ intention to live in the unit in compliance with the terms of his/her rental agreement. It is not the owners’ intent to be unfair or unjust as relates to the return of your security deposit. DeNike Realty and Property Management follows Florida statutory law pertaining to security deposits, which is also outlined in your lease.

Per your lease we are required to render an accounting of your deposit within 15 or 30 days(depending if a claim is being made) after you turn in your keys. We realize that moving is expensive, and we make every effort to do this as soon as possible, but in no event should you expect a refund and accounting immediately at your forwarding address.
